How does the process work?
What if I only want to sell a portion of my rights?
We have purchased as little as 10% or as much as 100%. We can work out a custom option to give you the perfect outcome.
What if I need to probate a will or settle an estate?
We are happy to speak with your attorney or help to establish or transfer ownership. If we transact, sometimes we will even reimburse you for legal fees.
How does paying taxes work if I sell?
Please note this is not intended to be tax advice, however if you have owned the property for more than 1 year, proceeds from the sale will only be taxed as long term capital gains.
Long term capital gains have much lower rate than royalty checks which are taxed at higher regular income rates.
If you inherited the property, taxes are based on the sales price minus the market value at the time you inherited the property.
What if I want to sell the mineral rights and the land?
While this isn't very common, we can customize your offer to include the land as well. The benefit of that is there will be one transaction and there is no lengthy escrow process or closing, and best of all, no commissions due to real estate agents or brokers. We have purchased dozens of surface tracts covering hundreds of acres in Texas and Louisiana from mineral owners.
Do I have to pay any closing costs or fees?
No, we will pay all closing and recording fees.
Does it cost me anything to receive an offer?

What if my minerals are not producing, unleased or I only receive 1 check per year?

What if I own in more than one state?
